step 1 - call inspired renos inc. & book your appointment

Your renovation starts with a conversation.​ The first step is simple: call Inspired Renos Inc.

at 289 400 9157 and make an appointment. During the initial conversation, we get a basic understanding of what you are considering and provide a quick breakdown of what to expect - from the initial appointment through estimating, scheduling, construction, inspections and completion.

You do not need to have everything figured out before you call. We then arrange a convenient date and time to meet at your home.

​step 2 - the in - home consultation & walk - through 

Your vision. Our experience. Working together.​ We walk through the areas you are considering renovating while you explain what changed, what is not working and what you envision for the finished space. 

The consultation is a two - way conversation. Inspired Renos Inc. can offer suggestions and alternatives based on construction experience, functionality, layout and practical considerations. The goal is to combine your vision wth our experience and develop a renovation plan that makes sense for you.

​​​​Step 3 - developing the project & building your quote

Once we have a game plan, the estimating process begins.​ Inspired Renos Inc. reviews the project as a whole and determines what will be required. Each trade involved in the renovation receives a clear description of its portion of the work and provides pricing. Depending on the project, this may include plumbing, electrical, HVAC, drywall, flooring, tile, cabinetry, countertops, painting, framing, structural work and other specialists. We then combine trade pricing with materials, permits, engineering, archirtectural or design requirements, demolition, disposal, and other project costs to develop the overall estimate.

step 4 - quote review, contract & securing your project 

​​Once the quotation is complete, a meeting is scheduled so both parties can sit down together and review the numbers, scope and contract. Any discrepancies, questions or changes are discussed and resolved. Changes made to the contract are initialed and dated by the appropriate parties so there is a a clear record of what was agreed upon. The contract, scope of work, payment schedule, project expectation, warranty and other terms are discussed before signing. A 5% deposit is typically required to secure the scheduled renovation date. By the start date, 20% of the total project price, including the initial 5%, will normally need to be collected. This can vary depending on the size of the project. E-transfer is preferred. Invoices are always provided before payment, and a receipt is provided shortly after payment is received.

Step 5 - project start day

​On the scheduled start date, Inspired Renos Inc. arrives and begins preparing the home for consturction.

Before the demolition, we document the existing condition with photographs of relevant flooring, furniture, walls, ceilings, finishes, exterior access areas, front yard and other areas that could be affected. This creates a record of the property's condition when the project began.

step 6 - protecting your home

Before demolition starts, we make sure to protect the areas not being renovated. Depending on the project, this can include floors, stairs, hallways, doorways, furniture, finished spaces, and designated routes. Plastic dust barriers and other protective measures are put in place as needed. The goal is to contain the construction as much as possible and keep your home safe during the work.

step 7 - permits & approvals before structural demolition

Required permits need to be obtained and displayed in a visible location at the property where required by the municipality. Depending on the renovation, requirements can include plumbing permits and qualified  - registered plumbing trades, structural engineering drawings for load - bearing wall removal, exisiting and proposed floor plans, plumbing fixture locations, hvac drawings and an esa electrical permit. 

For hvac where required, an appropriate hvac designer may prepare the drawings. Structural framing and load bearing components are not removed until the required permits and approvals are in place. Permit requirements depend on the project and authority having jurisdiction.

step 8 - demolition

​Once the site is protected and required approvals are in place, demolition begins.

Existing drywall, flooring, cabinets, trim, doors, tile, ceilings, fixtures, and other components within the agreed scope are removed. Sometimes plumbing or electrical work needs to be done before all demolition can be completed so existing services can be safely disconnected or relocated. The order depends on the renovation.

step 9 - complete demolition and site preparation

​Once demolition is complete, the area is prepared for rebuilding. This includes removing debris/garbage from site, removing or punching in exposed nails, cleaning framing and ensuring existing services are safely relocated or out of the way.

step 10 - rough - in & framing

​The next stage depends on the renovation and may involve framing, plumbing, electrical  and HVAC work in different sequences. Where framing is required, this may include new walls, door openings, closets, bulkheads, structural openings, beams, posts, and changes to the existing layout. Once required framing is complete, the applicable inspection is scheduled.

step 11 - inspections

​Inspections are completed before work is covered. Depending on the project, these may include electrical through ESA , plumbing, hvac, drywall, insulation inspections and  inspections based on completion. The exact inspections and order may vary by project.

step 12 - insulation & vapour barrier

​​After required rough - in inspections are complete, insulation can be installed. Where required, a 6 - mil poly vapour barrier is typically used. Inspired Renos Inc. uses blue tuck tape for vapour barriers because we prefer its performance and durability. Where new framing meets an exterior wall, appropriate membrane or house wrap detailing may be used at the bottom plate, brought sufficiently up the wall for the vapour barrier to overlap, with the seam sealed appropriately. Insulation and vapour barrier work may require municipal inspection before drywall is up.

step 13 - drywall & finishing

​After required inspections, drywall is installed and finished. The project then progresses through taping, mudding, sanding, priming, painting, doors, trim, flooring, cabinetry, tile, countertops, fixtures and finish carpentry as applicable.

Step 14- final inspections

​Before completion, reqiured final inspections are completed. Depending on the project, this can include the municipality's final building inspection and the final electrical inspection through ESA, along with any other required inspections.

​

step 15 - cleaning & site maintenance

​The job site is maintained thoughout the project. Garbage and construction debris are removed as the work progresses, and the work area is routinely swept, vacuumed, and mopped as appropriate. Keeping the site reasonably clean and organized is important for safety. Temporary exceptions can occur during active construction stages, but the site is returned to a safe condition as soon as reasonably practical.

Step 16 - progress payments

Progress invoices are provided according to the payment schedule established in the contract.. Invoices are provided before payment is required. Once payment is received, Inspired Renos Inc. provides a receipt confirming the payment and the remaining balance can be tracked throughout the renovation.

step 17. - final walk - through

Once the renovations is substantially complete and required inspections are finished, Inspired Renos Inc. conducts a final walk - through with the homeowner. The completed work, fixtures, and finishes are reviewed and any minor items requiring attention can be identified and addressed as part of the completion.

step 18 - completion & final payent

Once the agreed work has been completed, the final walk - through has taken place and applicable completion requirements have been satisfied, the final payment becomes due according to the contract.​

​

step 19 - your feedback matters

After completion, Inspired Renos Inc. will ask whether you are willing to provide a review of your experience. Your feedback helps future homeowners understand what they can expect when choosing Inspired Renos Inc. 

​

step 20 - showing off your new renovation

With your permission, we may ask whether we can place an Inspried Renos Inc. lawn sign on the property during of after the renovation. If you prefer not to have a sign, that is completely fine. Respecting your home and wishes comes first.
